Three New Homes in Cinderford

This proposed development for three new homes on a site in the centre of Cinderford, has a planning history dating back to 1997.

The site is occupied by a variety of domestic outbuildings, chiefly used for storage and parking. Our client contacted us when an existing planning permission for two, detached four-bedroom dwellings on the site was close to expiration.

Our client was keen to obtain our advice regarding seeking permission for a new scheme, to comprise a number of smaller homes on the plot. This followed their consultation with local market experts regarding housing demand in the area.

SF Planning, working with Lewis Critchley Architects, submitted an application that followed the same design ethos and footprint of the previously approved scheme. However, two pairs of smaller two-bedroom semi-detached dwellings were proposed to better meet market demand.

Our application respected and addressed the comments made in relation to the previous approval. The scheme was carefully designed to, for example, avoid mutual overlooking between the proposed dwellings and the adjoining existing dwellings.

Revised Scheme to address Officer Concerns

Proactive and effective communication with the Planning Officer played an important part in this application. Following our submission, the officer expressed some concerns about the number of proposed dwellings increasing from two to four, and the impact this had on the size of the gardens and number of parking spaces. Subsequently, we proposed a revised scheme for three homes, which the Planning Officer accepted as an amendment to the application.

We’re pleased to report that the revised application was approved by the Planning Officer. Full planning permission is granted for our client for a much more viable development.
