Roof extension and new basement level in Belsize Park

Our clients needed a solution to improve their home to match the needs of their growing family. Their existing home in Belsize Park Mews, London forms part of a terrace of properties in the Belsize Conservation area. The constraints of the site meant that increasing the building’s footprint was not possible. As a result, upward and downward expansion were the best options.

Through detailed preapplication discussions, SF Planning worked with Papa Architects to develop a scheme that both met the needs of our client and complied with all relevant planning policies. The resulting plan to extend the roof and create a new basement level is not just about adding space, but about carefully reimagining the flow of the house to maximise comfort and safety.

Collaborative Pre-application

Proposals were first discussed with the Local Planning Authority (LPA) early in 2023. This collaborative approach allowed us to explore the best way to meet the needs of our clients in balance with the expectations of the LPA.

In response to feedback from the LPA, we commissioned several specialist reports including:

  • Daylight and Sunlight report
  • Basement Impact Assessment
  • Structural Report

In addition, we submitted a revision to the proposed mansard roof. Our subsequent planning statement, combined with a design and access statement and the above reports were comprehensive in their justification for the scheme.

The development is an excellent example of what meticulous planning and thoughtful design can achieve. The resulting spacious family home harmonises modern living with the historical and contextual fabric of the Belsize Park Mews area.

Our consultants demonstrated that the scheme aligns with the Camden Local Plan, the London Plan, and National Planning Policy guidelines. Notably, the design approach adheres closely to the directives outlined in the Camden Planning Guidance, particularly concerning basement and roof extensions.

The resulting home represents a blend of innovative design, sustainable considerations, and regulatory compliance, all while providing a superior quality of living for its occupants.
