Planning Permission for new homes in Cotswold AONB

SF Planning are pleased to achieve full planning permission for five new homes in the Cotswold Area of Outstanding beauty (AONB).

Full planning permission for the site in the village of Gretton is the final element of a planning strategy that began with an application to agree the principle of the development.

Initially, our Permission in Principle (PIP) application was refused by Tewkesbury Borough Council. However, we demonstrated at appeal that the principle of the development is sound and in accordance with planning policy. The Planning Inspector subsequently agreed, and allowed the appeal stating:

“The adverse impacts of the proposal would not significantly and demonstrably outweigh the benefits, when assessed against the policies in the Framework taken as a whole…The appeal should therefore be allowed.”

The following stage of the planning strategy was the submission of a full planning permission application. During the application process we commissioned a range of reports including:

Design and Access Statement
Ecological Appraisal
Drainage Appraisal
Landscape and Visual Impact Assessment

By working closely with the assigned planning officer, we were able to mitigate any concerns around the development. The planning officer was, in turn, extremely proactive and pragmatic in their approach.

As a result, full planning permission was granted, and work can now begin on the site.

The new development has been carefully designed by RRA Architects to compliment the AONB. The five dwellings will deliver additional homes for the local community, providing modern, comfortable, and energy-efficient living spaces. Materials, finishes, and landscaping will reflect the character of the village while also being sympathetic to the local environment.
