Permission in Principle Granted at Appeal in the Cotswold Area of Outstanding Natural Beauty (AONB)

Followers might remember our Cromwell Court development case study 

This substantial project involves developing an existing residential plot in the Cotswold Area of Outstanding Natural Beauty (AONB).  

In a further development to the site, SF Planning have successfully achieved Permission In Principle for one of the eight approved plots to be divided. As a result, the total number of permitted dwellings has increased to nine.

Following the initial application, Cheltenham Borough council refused permission for the additional house. However, SF Planning successfully argued that the site is suitable for residential development at appeal. 

On allowing the appeal, the Planning inspector noted the following; 

  • ‘The scale and massing of 2 smaller dwellings…would not be any more harmful than the large dwelling which already has permission’
  • ‘The proposed increase in the amount of dwellings from 1 to 2, would not result in any more harm to the character and appearance of the site and its surroundings, or the scenic beauty of the AONB’
  • ‘The proposal would provide additional housing in an area with an ongoing and substantial under supply’
  • An additional dwelling would provide limited ‘long term social and economic benefits through increased support for local shops and services in the area’

This is a complex site where a number of technical elements were considered. We’re thrilled that the site can now meet its full potential.
