Our client, IntSol Recruitment and their employees had a pressing need for more office space within their existing premises. Following our successful application to extend the premises, a cramped and dim workspace can now be transformed into a vibrant, modern working environment.
At the heart of this application were the needs of the employees of this owner occupier business. The proposed development significantly increase the building’s overall floorspace by incorporating a new second floor and an infill extension at first floor level. The reconfiguration and extension of the building makes more efficient use of the site, supporting support sustainable development. In addition, the development provides additional office space, helping to support the local business community and contributing to the local economy.
Planning Considerations
However, our planning application needed to consider the building’s location carefully in order to ensure the scheme remains compliant with all relevant planning policy. Located within a Safeguarding Strategic Industrial Location, and within the Lea Valley West Bank Area (as designated in the Local Plan), the building also falls within flood zone 2.
Our application demonstrated that the scheme meets both the immediate spatial requirements of the company while contributing to the enhancement of the working environment and the overall aesthetic coherence of the industrial estate. Working with PAPA architects, we presented a scheme to the Local Planning Authority with a design which draws inspiration from the industrial heritage of the area, focusing on maximising natural light and ventilation, reminiscent of the ingenious designs of early industrial buildings. In addition, our submission demonstrated decisively that the alterations would not result in any increased risk of flooding or have any negative impact on transport and access in the areas.
This successful planning application means our client can now begin work. The result will be a balanced and impactful architectural solution, meeting the needs of the business now, and into the future.
