Infill Development in Cheltenham

This infill development in Cheltenham makes really smart use of the site. Effective planning means that the plot, in Cheltenham’s Principal Urban Area (PUA), can comfortably support both a permitted development upward extension to the original bungalow, to create a two-storey property, and a new, four-bedroom dwelling.

Our work for the client included establishing that the extension to the original bungalow was allowed through Permitted Development rights. We then applied for planning permission for the new dwelling to be built, as an infill development.

Design and Character

The site layout makes the best possible use of the plot. New access and landscaping for both properties ensure sufficient parking and outside space are available to the occupants. As a result of respectful design, the new house and the extended existing property will sit harmoniously within the street.

Renewable Energy and Sustainability

Both the extension and the new house will be constructed in an energy efficient and climate conscious manner.  Solar panels will be installed on both roofs. In addition, an air source heat pump at the new property will provide renewable central heating. Electric vehicle charging will also be installed to encourage the use of sustainable modes of transport.

The Importance of Infill Development – Addressing the Housing Shortfall

While this scheme is for a single dwelling, the importance of maximising infill opportunities such as this can’t be underestimated.  Cheltenham Borough Council have publicly acknowledged a very substantial shortfall in housing supply for the area. Effective use of underutilised land is part of the solution, addressing the significant need for additional housing.

Achieving positive results for our clients is immensely satisfying. Combined with this, we don’t underestimate our role in effective planning for the future of our communities.  As a team, we are committed to enabling the UK’s development needs, and take on projects we believe will make a positive difference.
