This project concerns a planning application for four contemporary homes in Cheltenham. The site is in a prime location, close to Cheltenham town centre and makes use of an underutilised plot.
Located just off the Lansdown Road in Cheltenham, the area in close proximity has already seen significant development. Planning permission for redevelopment of the site of the former police headquarters was granted in 2017. Following completion of this development, 67 residential dwellings now occupy the site.
Our clients sought permission to demolish the single dwelling on the plot, to be replaced by four new homes. The contemporary town houses, which are designed by Coombes Everitt Architects, will have a number of sustainable features. A combination of solar panels and air source heat pumps will be used to heat and ventilate the properties to avoid reliance on gas boilers. In addition, each house will benefit from an integrated car port that will include an electric car charging point. Safe and secure, covered cycle storage is also provided to encourage sustainable travel modes.
Addressing Local Authority Concerns
During the application process, we faced a number of challenges when concerns were raised by Cheltenham Borough Council relating to drainage and landscaping. We were able to satisfy the planning officer that these concerns could be successfully addressed and mitigated.
A housing requirement of at least 10,917 new homes for Cheltenham has been identified in the Joint Core Strategy for housing with Tewkesbury and Gloucester City Boroughs. However, the Council has acknowledged a significant deficit in housing supply for Cheltenham.
In this case, by maximising the available plot, this development will provide much needed additional homes in Cheltenham Borough.
