Class Q Granted in Hertfordshire

Class Q granted in Hertfordshire within five weeks of submission.

SFP are pleased to report a successful ‘Class Q’ application for our client on green belt land near Waltham Cross, Hertfordshire.

The site houses a number of agricultural barns which our client sought to convert into dwellings. Our strategic proposal on their behalf maximised the number of dwellings allowed via the General Permitted Development Order (GDPO). This form of permitted development allows for the conversion of agricultural buildings to residential use for up to a maximum of 5 dwellings in areas for which obtaining planning permission for dwellings might be difficult.

Our application demonstrated that the scheme complied with the relevant parts of the GPDO, including demonstrating the building was capable of conversion and was in lawful agricultural use.

We successfully addressed all relevant matters concerning the proposed change of use including:

  • Transport and highways impacts
  • Noise impacts
  • Contamination risks on the site
  • Flood risks on the site
  • Location and siting of the building(s)
  • The design or external appearance of the building(s)
  • The provision of adequate natural light

Prior Approval was granted by Broxbourne Council with full credit to the Planning Officer, who dealt with the application so efficiently.
