Planning Permission Secured for Three New Homes in Cotswold AONB

SF Planning has secured planning permission for the development of three high-quality homes in the village of Brockhampton. The scheme, which has been carefully designed to respect the character of the village and surrounding Cotswolds landscape, will see the creation of two semi-detached cottages and one detached house, all in the traditional Cotswold style.

The approval follows extensive consultation with Cotswold District Council. The planning officer was commendably proactive in their approach to dealing with the application. Planners recognised our argument that the proposals meet the criteria for small-scale residential development in non-principal settlements, as set out in Policy DS3 of the Local Plan.

Designed by renowned local architects Tyack, the homes will use natural stone, steep roof pitches, and traditional detailing. The sensitive design approach ensures they will integrate seamlessly into the existing village character.

A Thoughtful and Sensitive Approach

The site, which forms part of the large garden at Woodleigh, sits just outside the Brockhampton Conservation Area and within the Cotswolds Area of Outstanding Natural Beauty (AONB). Given the location, the design ensures minimal impact on the surrounding landscape and neighbouring properties. Mature trees and hedgerows will be retained and enhanced, while new planting will reinforce the site’s natural boundaries. Renowned local architects Tyack designed the homes to blend seamlessly into the village, using natural stone and traditional building techniques that reflect the area’s heritage. Importantly, the high-quality design aligns with the principles of the Cotswold Design Code.

A key part of the design process was responding to feedback from conservation and planning officers, which led to refinements in the layout and style of the homes. The final design ensures the development complements the character of Brockhampton, enhancing the area rather than imposing on it.

Delivering New Homes for the Community

The council’s planning committee approved the application following a positive officer recommendation. Importantly, key technical consultees, including landscape, heritage, and conservation officers also supported the scheme. The planning officer recognised that the scheme would not have a detrimental impact on the AONB or conservation area.

The project also comes at a time when Cotswold District is under increasing pressure to deliver new homes. Following the government’s revision of housing targets, the council’s annual requirement has doubled from 500 to 1,000 homes. With the council, in our view, currently unable to demonstrate a five-year housing land supply, this development will make a positive contribution to meeting local housing needs while ensuring Brockhampton grows in a sustainable and measured way.
