We’re pleased to report full planning permission for 25 homes in Shurdington, Cheltenham.
Site Allocation:
Our involvement in this site began in 2019 when the land, owned by our client Pye Homes, was identified by Tewkesbury Borough Council as potentially being suitable for residential development. Over a thre-year period, we worked proactively with the council while the site was considered,. We submitted several representations during this time, promoting the land as a suitable and deliverable site for new residential development that can help the council’s meet its housing requirement.
Following public examination, the site was one of two in the area that were allocated for residential development and was included in the newly adopted local plan. As a result of the land being allocated for residential development in the local plan, it was de-designated and removed from the green belt.
Planning Application:
Following successful land allocation, we submitted a detailed planning application on behalf of our client, seeking permission for 25 new houses at the site. The new homes will make an important contribution to housing supply in the area, with 40% affordable housing.
A key concept of scheme is to create a sustainable, landscape-led addition to the village of Shurdington. The resulting development will respect the village’s character, ensuring it remains distinctive for future generations.
The dwellings will demonstrate a strong performance with regards to energy efficiency and carbon emissions. Heating and hot water will be supplied by air source heat pump technology with photovoltaic solar panels fitted to generate electricity. All 25 dwellings will perform significantly beyond minimum Part L of the Building Regulations standards.
Landscaping and Biodiversity:
Landscaping on site will include tree-lined streets, a green area of public open space and green buffer boundaries. Retained, enhanced and new landscape features will promote biodiversity and provide spaces for wildlife and nature conservation.
Significant efforts to ensure as much biodiversity as possible is delivered on site have been made. However, additional measures were required in order to meet Biodiversity Net Gain (BNG) national requirements. As such, we consulted with the Gloucestershire Nature and Climate Fund to secure off site BNG.
Public footpaths will be enhanced, so as to link the site to existing footpaths. As a result, the development will be connected to the village and the services it provides.
Detailed pre-application discussions with the Local Planning Authority (LPA) were a vital element of this application. Significant work was undertaken prior to the application submission, with extensive work to coordinate a number of third-party consultants. We’re thrilled that the application was approved by the LPA with no adjustments to the proposed plans.
