Two floors of the large grade II listed building on Park Street, Bristol which have stood empty for almost 3 years after a high end pawnbroker vacated the building will now be converted into a Gin and Juice bar after SF Planning successfully obtained planning and listed building consent for the internal and external works required to overhaul and refurbish the building.
SF Planning dealt with a number of issues including helping the client to find an appropriate solution to mitigate noise impacts on surrounding residential uses which respected the historic fabric of the building and minimised impact on the heritage asset. We were successful in persuading the planning and conservation officers that the proposals would secure the future conservation of the building and bring it back into viable use (after 3 years of being marketed unsuccessfully for a retail or financial and professional use). We also presented information to demonstrate that granting planning permission for the change of use would not result in an over-concentration of non-retail uses in a ‘primary shopping frontage’ nor would it negatively impact the Park Street and Brandon Hill conservation area.
The grant of planning permission and listed building consent on 30th May will allow our client to breathe new life into an important heritage asset without materially impacting surrounding tenants. Work is due to commence shortly after pre-commencement conditions have been addressed.
